Netley Road

This project, located in the London borough of Walthamstow, was brought into the office by our client looking to make meaningful change to their home and bring about a greater sense of order. The property is an end of terrace Victorian building that has been altered many times in its history both internally and externally. The existing building had 3 separate additions, each of which had no regard for the original house or each other. This disjointed collection of poorly built extensions resulted in a layout that worked to make the functional spaces of the building difficult to navigate and awkward for day to day life. The low ceiling heights also contributed to the spaces feeling dark and cramped. Our brief was primarily concerned with reorganising the home to provide a more suitable layout. A key point of this included the demolition of the existing ground floor extensions and the construction of 2 new additions that made sense to the whole. We focused on creating a new combined kitchen and dining area at ground floor by creating a new full width space that gave direct access to the garden and allowed an informal communal gathering area around the kitchen island. A new partition wall that reinstated a previously demolished dividing wall was also built to create a formal living room to the front of the floorplan and provide a degree of separation from the kitchen. At first floor a new half width extension was constructed to allow for the relocation of the principal bathroom from the ground floor to a location more suited to serve the house. This new addition allowed the existing rooms within the home to remain generously proportioned without the need to sacrifice a bedroom or office to include a necessary bathroom.
